Completed Projects

Mike Beck Design Ltd has completed a wide range of projects throughout London and in all surrounding boroughs. I take on residential, commercial, industrial and mixed use projects. When working for large practices the majority of work was on Retirement Villages, Large Mixed use developments, Warehouses and Apartments. Now though, my main specialty is Residential works. Everything from small extensions to New Build houses and Conversions.

Aside the residential work, I have commercial and industrial projects within the portfolio from chemists and shops to factory buildings. I take projects from inception to completion but also take on projects which have had planning refused / lost on appeal and offer planning authority workable solutions.

Extensions

  • Extensions vary from house to house. Depending on the layout of the house and the plot a rear, side, wraparound or front extension could be an option.
  • Double or Single storey, with single storey normally easier to get planning for and double storey being a more economic build.
  • Permission is applied for using either a Householder Planning Application or Permitted Development.
  • Along with extensions, more often that not, an internal reconfiguration is undertaken to redesign the layout to suit the clients needs.

Loft Conversions

Loft Conversions are a fantastic way to turn a dark cold space into a bright bedroom. More often than not the loft can be applied for through Permitted Development. This form of planning permission will ensure planning permission is granted. The advantage is that the council cannot refuse the permission. It relies on certain legislation to be adhered to – volume increase, materials, glazing, set-back at eaves amongst others. Once granted the detailed drawings will show the stairs, rooflights, setting out and regulations including fire control.

Dormers / Hip to Gable / Conversion within existing parameters can all be discussed and considered dependent on the current roof layout and the spatial requirements.

Outbuildings

  • Outbuildings are a fantastic way to add an additional room. Anything from a chill out space, gym, office, party space or multi-use room – the possibilities are endless.
  • Often in Britain, the back garden can be un-used for large parts of the year. The outbuilding can make brilliant use of the garden and the outbuilding can link the inside with the outside.
  • If designed sympathetically with the right materials, siting with garden, lighting and hard landscaping, the outbuilding can really improve the aesthetics of the garden.
  • Many clients I’ve spoken with find an outbuilding as an office, lets them feel like they are going out of the house to work which can really aid concentration.
  • Permitted Development is usually the best method to achieve planning but a householder application can also work in many instances.

New Dwellings

A new dwelling can be on a brownfield or greenfield site and is the dream
for my people. Often a great way is to split a dwelling and create the new house on the existing land.

Conversions

There is often profit to be made converting a single dwelling to multiple dwellings. I
have experience working with many local authorities. Designs will ensure that obstacles are negotiated. There are always challenges with this type of project but from a commercial point of view, they can be well worth the effort.

Basement Conversions to either a new dwelling or additional space below the house. This is dead space which, if the budget is there, can be unlocked. Lightwells and sun tunnels can give these spaces natural light.
